Will there be any traffic impact?

Construction of the buildings would be done in phases, and no more than 1,700,000 square feet would be built before a traffic signal would be installed at the intersection of Camp Parkway and Delaware Road.

Will there be any impact to the nearby school?

Loading docks for buildings adjacent to Riverdale Elementary would be placed on the sides of the buildings opposite the school grounds, and construction of those buildings with noise mitigation methods was discussed.

Will there be lots of signage and noise?

The center will include architectural restrictions that will control attributes such as the marquee entrance signs and building exteriors to ensure an attractive appearance both outside and inside the park.

Building heights would be limited to the maximum allowable under M-1 zoning, but uses within the center would be further restricted by prohibiting those allowable under the zoning criteria that might be sources of excessive noise or pollutants.
